Process

Initial Briefing
Whenever possible we will arrange a face to face meeting so we can ensure absolute accuracy of your personal brief and fully understand your requirements. At this stage we advise on: which areas might suit you best, the different types of property available, what is obtainable for your budget or what the budget should be to ensure your needs are met.

Sourcing Property
Our agency relationships have been established over years of consistent contact. This means the moment a desirable property comes to the market we know about it and get you through the door, first. Some of the most sought after properties in London and across the country never come to the open market and many of the properties we acquire for clients are these elusive 'off market' properties.

Preview & Report
After compiling a comprehensive selection of possibilities we view all properties on your behalf to establish accurately which are the most appropriate. Having previewed as many properties as necessary, we provide detailed feedback to the client to agree which are appropriate for viewing.

Tours & Objective Advice
We arrange time efficient property tours to fit in with your busy schedule providing transportation if necessary. We accompany all viewings and give objective advice as to the pros and cons of each property. We advise on: local amenities and transport links, costs of improvement works where necessary, potential income from the property, and extension possibilities.

Negotiating Terms
We have years of agency experience, so we know just how the other side works. Our seasoned negotiators will agree the best possible terms for you - not only on price, but timescales, conditions, fixtures and fittings etc.

Exchange and Completion
Approximately one in three sales falls through in the UK, so our task is far from over once we have secured an agreement for your property. Throughout the process we stay in contact with agents, solicitors, surveyors, and financial advisors to ensure exchange of contracts as quickly as possible.

After Purchase Service

Off Market Property
'Off Market Property' is a term which is over used in our industry and all too often inaccurately but when a property is genuinely off market there are obvious advantages to the purchaser.

At Clark King we put a great deal of our time into making the contacts and forging the relationships which can genuinely bring these opportunities about. Off market properties come to us in many different ways:

- The agent who knows a property is coming to the market later that month or year but gets us the one off viewing now for our buyer.

- The interior designer who has nearly finished their work on a property that they know is going to hit the market soon.

- The existing client who wants to sell discreetly through us.

These are just a few examples of the many types of people who bring us off market opportunities and we take pride in making sure we explore every avenue and contact that could prove fruitful for a client. For decades some of the finest properties in London have changed hands without ever coming to the open market and this is becoming more and more common.

The advantages of finding an appropriate property that is not on the open market are obvious. Competition is seriously reduced or eliminated all together allowing for optimum negotiation for the client and avoiding a bidding scenario. About Us

Andrew has always enjoyed solving problems and working closely with clients to bring their ideas to life.

His love for the world of construction began in the fast and cutting edge environment of retail interiors. Twenty four years ago he formed his own shop-fitting company and was lucky enough to work with some of the world's top designers to create truly innovative interiors.

And he saw firsthand the migration of these ideas from retail spaces to the contemporary residential living spaces that we are familiar with today.

Realising the requirement for individual, high quality interiors in the emerging residential market, he co-founded a bespoke development company, "Venture Development" that successfully sourced, designed and created many homes in South West London and Surrey. His company quickly became recognised for producing the modern lifestyle home, including the Kinsella Gardens, Wimbledon development of 9 luxury homes which set new standards for new build luxury homes in the Millennium.

Since 2005, Andrew has been using his skill and experience to carry out property search, bespoke new build and high end refurbishment projects for his clients. His ability to unlock the potential of a property and his understanding of visual connections and architectural simplicity have proved highly popular and effective in delivering the right product for investors, developers and home owners alike.

I met Andrew in 1997 when I bought my first house from him. Since then, I have bought two further houses from Andrew, and most recently, he was the Project Manager for me when we built a new holiday home in Cornwall. From the outset, with a good understanding of construction, Andy was able to come up with some very imaginative ideas for changing the layout of our house that we had not considered. Once the plan was developed, Andy was very diligent in helping choose the fittings and finishes having a creative mind and a good network of familiar suppliers. We proceeded to take the family abroad for 3 months over Christmas, leaving Andy to start the project and deliver us back a finished home.
